Carpet vs. Built-up vs. Super Built-up: Don't Get Fooled

Real estate agents quote prices on different area bases. Knowing which one you're being quoted on can save lakhs of rupees.

Carpet Area

The actual usable floor area inside walls โ€” what you walk on. Under RERA, builders must declare carpet area.

Built-up Area

Carpet area + thickness of walls + balcony. Typically 10-15% more than carpet area.

Super Built-up Area

Built-up area + a share of common amenities (lobby, lifts, staircases, clubhouse). Loading typically ranges from 25% to 40%.

Quick formula

Carpet รท 0.70 โ‰ˆ Super Built-up (assuming 30% loading).
